Values: Privacy, tranquility, views, connection with nature, authenticity, low-maintenance living (or has resources to manage it). Marketing Angle: Emphasize serenity, seclusion, "getting away from it all," wellness benefits, the sounds of nature vs. city noise. Use calming visuals and language. Highlight properties with privacy, views, or forest settings. "The Legacy & Lifestyle Builder": Motivation: Wants a special place to create lasting memories with family and friends. Envisions holidays, weekend gatherings, kids playing in the snow or learning to boat/fish. Values community and experiences. Values: Four-season activities, space for entertaining, community amenities (lake access, local events), tradition, properties that facilitate shared experiences (bunk rooms, large decks, game rooms). Lake rights (ALA) are often paramount. Marketing Angle: Focus on the experiences the property enables. Showcase seasonal activities, family gatherings, community events. Use photos/videos of people enjoying the lifestyle. Highlight features perfect for hosting. Emphasize the value of ALA rights for Lake Arrowhead properties. "The Astute Opportunist": Motivation: Sees the Lake Arrowhead area as a sound investment, either through appreciation, rental income (STR potential, where permitted), or both. May also desire personal use but prioritizes the financial angle. Values: ROI, market trends, rental potential, cap rates, ease of management (or potential for it), value-add opportunities, understanding local regulations (especially STRs). Marketing Angle: Provide market data and trends. Highlight potential rental income (with realistic projections and discussion of regulations). Showcase properties with features appealing to renters (turnkey, good location, desirable amenities). Mention potential for renovation/appreciation. Demonstrate your market expertise and understanding of investment metrics.
